Top 7 things to check before choosing home insurance in Luxembourg

Fire, water damage, burglary or bad weather: a single incident can quickly lead to significant costs. Yet not all insurance policies cover the same risks, nor with the same limits. In Luxembourg, several criteria are therefore worth examining before signing a contract.

1. Match the cover to your status and your home

Before you choose home insurance, start by defining exactly what you want to protect. Needs differ depending on whether you are a tenant, an owner-occupier or the co-owner of an apartment. In Luxembourg, home insurance is not a legal requirement for tenants, but tenant's liability cover is strongly recommended and may be requested by the landlord. It covers, in particular, the financial consequences of a fire or water damage for which the tenant is responsible. Owners, on the other hand, need to think about the building, its contents and, where relevant, outbuildings, cellars, garages or outdoor features.

2. What are the main incidents covered by home insurance?

Fire, water damage, broken glass, electrical damage, storms and hail are among the most common guarantees. But it is not enough to check that a risk appears in the contract. You also need to look closely at the situations that are covered. For water damage, for example, an accidental leak may be covered, while a problem caused by poor maintenance or gradual seepage may be excluded. The same applies to broken glass or electrical damage: the guarantee may cover some equipment and not other items. Two contracts with similar names can therefore offer very different levels of protection. For example, AXA Luxembourg's home insurance can cover fire, storms, water damage, theft, civil liability, multimedia equipment and electrical damage, depending on the options chosen (Active or Privilège plans).

3. Pay particular attention to flooding

Weather events are a major issue in Luxembourg. The floods of recent years have affected many homes. However, you should not assume that a "water damage" or "storm" guarantee automatically covers flooding. It is worth checking whether the contract includes specific protection against rivers overflowing, surface runoff, sewer backflow or certain ground movements linked to bad weather. This is particularly important for homes located near a river, on low-lying ground or with expensive equipment in the basement.

4. Estimate the value of your belongings correctly

Insurance only protects you effectively if the insured amounts match the real value of your belongings. Furniture, household appliances, clothing, electronics, bicycles, decorative items and leisure equipment often add up to more than you might think. Jewellery, watches, works of art and other valuables may also be subject to specific limits. It is also important to check how compensation is calculated: new-for-old value, replacement value or with a depreciation rate applied. This can make a big difference to the amount actually reimbursed after a claim.

5. Look closely at theft cover

Theft cover also deserves a detailed look. Check which circumstances are covered - break-in, attempted burglary, vandalism - as well as any requirements regarding how the home must be secured. The limits applied to valuables should also be read carefully. Another important point: belongings don't always stay at home. Bicycles, smartphones, laptops and sports equipment are regularly used outside. Depending on your lifestyle, it may be worth checking whether some items remain covered away from home.

6. Understand civil liability

Civil liability can cover several different situations. For a tenant, tenant's liability mainly concerns damage caused to the rented property. For an owner, building liability may apply when the building causes damage to a third party. Family civil liability can also cover damage accidentally caused to other people by members of the household or, depending on the contract, by pets. It is therefore essential to check who is covered, in which situations and for what amounts.

7. Compare deductibles, limits and assistance

The price of insurance should never be looked at on its own. An attractive premium may come with a high deductible, meaning a significant amount remains payable by the policyholder after a claim. Compensation limits and exclusions can also considerably reduce the real level of protection. Finally, it is worth comparing the services provided after an incident. Assistance available 24/7 can get a locksmith, plumber or electrician to you quickly. Some contracts may also offer property guarding or temporary rehousing when the home becomes uninhabitable.

The right contract depends above all on your needs

There is no single ideal insurance policy for every household. A tenant living in a studio does not have the same needs as a family who owns a house, just as a household with several bicycles or expensive electronic equipment will need to pay closer attention to certain guarantees. The best approach is therefore to identify the main risks your home is exposed to, estimate the value of your belongings correctly, and then compare guarantees, exclusions, deductibles and limits. Price still matters, but it should be weighed against the level of protection actually offered.
